Frequently Asked Questions

Q. What Are Legal Packs

A. Legal Packs are a set of conveyancing documents prepared by the current owners solicitors to enable the property to be sold by auction. Prospective purchasers should view these prior to bidding. They are generally available 3 to 4 weeks before the auction and can be viewed in our Colliergate office and on the night of the auction for free. If you require a copy to be sent to yourself or your legal adviser than an administration charge of £25 plus VAT is applicable.

Q. What happens if the property I am interested in fails to sell on the night?

A. Should the lot you are interested in fail to sell on the night then please do register your highest bid with us before you leave the auction room. There is still the possibility that you can purchase the lot. We will contact the vendor to discuss further marketing and put your offer to them.

Q. Can I bid on the phone?

A. Phone bids are accepted by prior arrangement. We can arrange for a member of Hunters staff to contact you when the lot is offered.

Q. Do I need to pay any extra charges?

A. If you are the successful bidder at auction you will be required to pay a £175 (incl. VAT) administration charge. This can be paid by a cheque made payable to Yorkshire Property Auctions .
If you require a copy of the legal pack for a property we will make a small charge to cover our costs only. You are, however, welcome to view these documents at any time in our office free of charge and also on the auction night prior to the sale commencing.
If you are the successful bidder at auction you may be required to reimburse the cost of some searches etc. but you can check this by contacting either ourselves or the vendors' solicitors.

Q. How can I pay the deposit?

A. The deposit needs to be paid either by bankers draft. All cheques/bank drafts should be made payable to Yorkshire Property Auctions'. Should you not be able to obtain a bankers draft, please contact the office to discuss alternative payment methods.

Q. What do I need to bring on the night?

A. If you are intending to bid you will need to bring your catalogue, deposit, and some form of identification such as drivers licence, passport. Please also bring the contact details of the solicitor you intend to use.

Q. Do I have to register to attend the auction?

A. You do not need to register to attend a Yorkshire Property auction.

Q. How soon after auction does the sale complete?

A. Completion is set for 28 days following the auction. Occasionally this will vary, so do check the special conditions of sale relating to any lot you are interested in.

Q. What is the reserve price on the property I am interested in?

A. Reserve prices are agreed privately between the auctioneer and the vendor and are not disclosed. The reserve price of the property is set within or below the guide price.

Q. Can I get a mortgage on a property that I buy at auction?

A. Many, but not all auction properties are mortgageable. If you will require a mortgage in order to purchase a property at auction it is essential that you contact your lender as soon as possible as they will probably want to carry out a valuation on the property. Additionally, you will need to make your lender aware of the timescale in which funds will need to be released i.e. you will need to pay a deposit of 10% on the night of the auction and the remaining 90% upon completion.

Q. Can I offer on a property prior to auction?

A. You are welcome to offer on a property prior to the auction. If you wish to do so, please let us know and we will pass your offer on to the vendor. In order for your offer to be considered it will need to be made at the published guide price or above. You will need to be in a position to exchange contracts at least five working days before the published sale date or the vendor will be obliged to let the property continue through to auction.
